Move-In Fees
Application Fee – $50 per applicant/one-time fee*
Corporate Application Fee – $80 per applicant/one-time fee*
Security Deposit (Refundable) – $200 OAC per unit/one-time fee*
Admin Fee (Non-Refundable) – $100 per unit/one-time fee*

Renter’s Liability Insurance – $15 per leaseholder/per month*

Real Estate Tax – $14.50 per unit/per month*

Pet Fee (Non-Refundable) – $300/$500 one-time fee

Situational Fees
Early Lease Termination/Cancellation – 2 months per occurrence
Late Fee – 10% per occurrence
NSF Fee – $75 per occurrence
Legal/ Eviction Fees – Varies per occurrence
Short Term Premium Lease – $50 additional per month

SECURITY DEPOSITS: The standard security deposit is subject to change based on screening results; however, the total required deposit will never exceed any legally permitted maximum. Residents may also be required to maintain renter’s insurance in accordance with the lease. Residents are responsible for damage that exceeds ordinary wear and tear. Some items may be taxed under applicable law. This form does not modify the lease. Additional fees may apply in specific circumstances as outlined in the application and/or lease agreement, which can be reviewed prior to the application process. All fees are governed by the terms of the application and lease. Residents may be responsible for activating and maintaining utility services, including but not limited to electricity, water, gas, and internet, as specified in the lease agreement.
